That's great if you get possession at closing. If there's any delay between the closing and you taking possession, you still may have an issue.

It is stated in the purchase agreement that once we close, we take possession. We are planning on having our last walk through one hour before the closing.

In my case, I gave the owners 15 days to empty the place, seeing as how this was their residence.

Or any recipe for a popular dish (e.g. chili) that you feel you've "perfected" yourself, has won office competitions, etc.

I have a few such dishes. My chili is almost perfect. I don't know how to improve on it anymore. I rarely give it out. Same with my world-famous cookies.

The dxmnkd316 family beans recipe is one I don't give out and probably won't. I might will it to my kids someday.

My cornbread is a recipe I have worked on for years. I do give that one out freely though. Ditto on my Nanaimo bars and a few other specialties.

It sounds stupid, but I've been told many times that my "garbage [scrambled] eggs" are absolutely amazing. I don't do measurements at all. I add stuff at random, cook it all up, and done. Eggs, milk, onions, 2-3 kinds of peppers minimum (red/green/hot), cooking time.......it all adds up, and is done by "feel."

Fishing opener this weekend, looking forward to the super slow Friday that is headed my way at work. It's basically a holiday in my industry, given the clientele.
